If you’re a first-time renter with kids, you may have some questions about tenancy rules for families. Here are a few of the most common questions we’ve come across in our 20 years of placing tenants and managing properties.
Q: Are there rules for how many people can live in one rental?
A: Richmond follows the National Occupancy Standards set by the CMHC.
Q: What is the difference between fixed and month-to-month rental terms?
A: A fixed-term lease means the tenancy agreement has a set end date determined at the beginning of the rental. A 1-year lease term is the most common. A month-to-month, also called a periodic tenancy, doesn’t have an end date on the rental agreement. The tenancy renews each month unless the tenant or landlord ends it. For families, a fixed-term lease is often preferred for stability — you don’t have to worry about being asked to move out unexpectedly by the landlord.
Q: Can my landlord enter my rental at any time?
A. No, they can’t. They have to give you at least 24 hours' notice. This is especially helpful for families so you can agree to visits that suit your family’s schedule.
Q: Are my kids allowed to use the on-site amenities in my rental building?
A. It depends on your building’s rules for common spaces. Every condo/apartment building and townhouse community is different. Sometimes there are age restrictions or rules around adults accompanying their kids. Be sure to check the rules/regulations and view shared spaces before you sign a lease.
